Common questions

Answers before you ask

Most straightforward purchases or sales complete within eight to twelve weeks from the point of instruction. The timeline depends on factors such as the length of the chain, the speed of local authority searches, and whether your mortgage offer is already in place. We provide realistic estimates at the outset and keep you updated if anything changes.

A freehold means you own the property and the land it sits on outright, with no time limit. A leasehold gives you the right to occupy the property for a fixed period — often 99 or 125 years — subject to the terms of the lease. When a lease drops below about 80 years it can become difficult to mortgage, which is why lease extensions are so important.

While not legally required, professional advice significantly improves your chances of a favourable outcome. Boundary disputes involve interpreting title plans, historical conveyances and Land Registry records — documents that can be ambiguous without expert analysis. Early legal involvement often prevents disputes from escalating to costly litigation.
